First note: This item is HUGE. It is very nearly the size of a dorm refrigerator...possibly taller.
Second note: This item is loud, but NOT in a bad way. It has the steady fan-generated-white-noise thing going on. If the unit is between you and the exhaust, it seems quieter, but if you can see where the exhaust exits (re: window fitting) you will hear both the unit and the air in the exhaust pipes.
Third note: It is not immediately clear whether you're supposed to use the drainage hose in AC mode, or JUST in dehumidifier. As luck would have it, the answer is yes...you need to drain while cooling.
That being said, I am completely in love with this big lug. It was over 95 outside when I brought it in. It was over 90 *inside* when I tore into the box. It was roughly 10 minutes of girl-reading-instructions-holding-screwdriver after that. Ten minutes later, I turned it on, and let'er rip.
Roughly 60 seconds later, the air coming out was COLD.
The first couple degrees dropped rapidly, downgrading the entire first floor of the apartment from "broiler" to "huh, it's kinda hot" in about 5 minutes. The next couple degrees happened more slowly, over about an hour, taking the whole first floor from "hot?" to "not hot" and finally to "comfortable"...about 75 degrees.
This is only the first day, so I will post follow-up reviews later.
I would definitely recommend the unit, though.

For whatever it's worth, I previously owned a Royal Sovereign that I was overall happy with.
Danby makes great products. This air conditioner came with all the parts needed for all possible installations, and if you use it as a dehumidifier, it has a drainage hose that you must attach. It comes with enough panels for sliding door installation.
The unit itself is MUCH quieter than the Royal Sovereign, and while I'm sure it's noisier than a window unit, I'm thrilled that it is as quiet as it is.
It's also slightly smaller than the RS was. I was nervous about the white plastic outside, but it is a shiny, easy to clean surface.
The air conditioner output can be directed up or forward, but side to side is not variable. This unit also has heat.
One funny thing though is that the air conditioner has a remote, right... but you can't see the settings on the air conditioner because the indicator lights are on top!
The thermostat works extremely well. This air conditioner does not turn off when the desired temperature has been reached and this seems to be common with portable units.
In 2005 Consumer Reports said if you buy a portable unit, get one with 2 hoses because it will work... the single hose portable units do not work. They were right. Get your portable with 2 hoses.
This air conditioner is overpowered for my space, so I cannot review it on strength, but it was as strong as the RS unit that was also the same BTU.
Please feel free to comment on my review if you have questions I can answer for you.

This Danby Portable A.C. Rocks !! All is required is patience to install the product correctly making sure to use insulation ! It cools down a room very quickly on the highest settings. Ex: My 15' X 15' X 8' bedroom was cooled from 87 to 77 in 30 mins. It is even more efficient when allowed to constantly drain the condensate. The EER on this machine is 9.91 which makes it on par with units of the same BTU production in thru wall and window units. This Danby A.C. unit is way quieter than my 8 year old EnergyStar rated Friedrich 11,500 BTU thru wall A.C. unit it temporarily replaces due to the plug having to be replaced on it. On the highest fan speed with the compressor running, I can hear while talking to another person in the room or on the phone, cell or landline. So, on the lowest Fan speed setting it should not be a problem. Instructions that came with the unit were as thorough as you would expect as well as being available online which is a plus because I've misplaced mine already, lol. Controls are on top of the unit so when using the remote control you will have to already know which settings on the unit are in use or you will still have to approach the unit to see what they are set to, and that is really the only con I can think of when referring to this unit. I haven't tested the Heat feature. The fans are quiet enough and powerful. I haven't tried the dehumidifier yet. When running the A.C., it produces significant amounts of condensate quickly which cools the room faster. So, it is required to be consistently emptied or directly drained for constant use of the A.C. or the Dehumidifier. This unit is portable but not portable if know what I mean. It does have handle type grips on the sides of the unit as well as casters which allow for easier portability but, it is far from light to constantly be moving it ! , especially on carpet ! Overall, I am very happy with my decision after many hours of research on the many different portable A.C. units available in the marketplace and would without hesitation recommend this unit. The Danby Premiere Series 4 in 1 Portable Air Conditioner Model #DPAC12010H features a 12,000 BTU 9.91 EER Air Conditioner, a 54 pint removal per day Dehumidifier, a 4800 BTU Heater, a 3 Speed Fan and also has 2 Condensate Drain options to suit your needs and is a quiet unit in my opinion. P.S. For Best performance; set-up system to constantly drain condensate and use an additional fan, preferably a ceiling type for proper cooling distribution.

I started looking and researching portable air conditioners ,, not sure exactly what I wanted .. I visited the big warehouse type retailers but was'nt impressed with the selection... Eventually I searched on-line for a wider selection. As luck would have it I found this unit and was impressed with the double intake and exhaust hoses , Very efficient I might add. I have a large apartment, which is an upper unit. the conditioner cools the living and dining area very nicely. I could'nt be happier with the efficiency and the quality of this product. I would recommend this Danby conditioner highly to anyone looking for quality cooling. I have'nt used it as a heater or dehumidifier yet but I'm sure the results would be most satisfactory. A footnote :the exhaust/intake panel is adjustable to the extent to fill a sliding door opening , very crucial for my selection because of my large vertical opening. windows.
